Going green? APS - offers new loan program for solar panal installation!

Thinking of going "Green"??

Arizona Public Service Co. is introducing a new loan program that would allow customers to install solar panels on their houses at virtually no up-front charge.   This can still be expensice but solar power will become very viable and more affordable in the future. Studies have shown that nearly 50% efficiency being reached in testing the solar panels.

Valley Home Sales: The gain of approximately 80% vs the loss of average 21%

According to the latest Arizona State University-Repeat Sales Index, which is based on repeat sales of the same homes as they sell over time:  from May 2007 to May 2008 the drop in the average valley home price was 21% .  The good news is that even though the latest year-to-year figure is steep, the rate of decline has slowed.  Although the sales prices have declined for 15 straight months it is offset by the gains as high as 80.6 percent from 2004 to 2006. 

  • Scottsdale/Paradise Valley off 12 percent
  • Down 12.3 percent in the Northeast Valley communities of Carefree, Cave Creek, Fountain Hills, Paradise Valley and Scottsdale.
  • Tempe, minus 14.7 percent
  • Chandler, minus 17.8 percent.
  • Mesa, minus 21 percent
  • Peoria, minus 26.9 percent

All in all, if you purchased a home prior to 2004, the overall gain in the value of your property is still significant.

Phoenix, AZ: 2008 Year to Date Residential Closings by Region

The Phoenix metro area is encompasses several different regions each experiencing diverse signs of recovery. To acquire a more accurate picture, the sales statistics can be broken down by REGIONS.

  In July 2006 the valley wide sales was 6,102 while in July 2007 the valley wide sales was 4,731.

 

There are currently 43,194 active listings and 6,740 pending listings on the market in the greater Phoenix metro area.  The number of sold an pending listings has increased from 5% in January to approximately 12 today. Slowly and steadly the inventroy is being reduced

Phoenix Housing Market reflects positives!

On August 10, 2008 an article was published in the Arizona Republic newspaper with comments from our broker, Jim Sexton, president of real-estate firm John Hall & Associates.


“Homes priced under $350,000 are selling much quicker than the rest of the market. An analysis from Jim Sexton, president of real-estate firm John Hall & Associates, shows there is only a seven-month supply of homes in that lower range. That’s a healthy level.

The Market is slowly showing signs of recovery as more buyers are selling homes in other states allowing them to now able to relocate and purchase homes here in the valley.

Scottsdale existing home sales July 2008

According to the recent article form the Scottsdale Tribune, more homes were sold in June of this year than in June of 2007.  Although the number of recorded existing home sales was down 3% in June 2008 as compared with May 2008, the median price of the sale homes increased from $484,500 to $525,000. There are also fewer foreclosures in Scottsdale than in other parts of the Phoenix metro area. 

The latest issue of  MONEY Magazine's 2008 annual ranking of the best places to live ranks Scottsdale at  #47.

AZ MLs Housing Market Reoprt Quarter 1 2008

The latest Arizona Regional MLS (ARMLS) reports indicates that the average price of homes in the Phoenix metro area fell from $332,900 in quarter 4 of 2007 to $314,000 in quarter 1 of 2008.  The ARMLS forecast that the prices will increase in quarter 2 of 2008.  The number of homes sold increased from 8,898 to 9,313 during that time.  If you are interested in purchasing a home anywhere in the metro Phoenix area, it is crucial to investigate the current trends in each individual community that interests you.

Despite the job loses (unemployment rate increased to 3.7% from 3.4%), the job situation remains strong in Maricopa County. 

In April 2008  the Scottsdale the median price for a single family home was $506,500 while the condo median price was $262,500.  Market conditions are certainly more favorable to the buyer right now, so there is a window of opportunity to secure a great value on a home while interest rates remain low. Scottsdale continues to be a desirable place to live.
