What Makes a Green Home?

What Makes a Green Home?

A green home incorporates smart design, technology, construction and maintenance elements to significantly lessen the negative impact of the home on the environment and improve the health of the people who live inside. No matter your location or living situation, the opportunities for living a greener life at home are limited only by your imagination.

On average, green buildings save 10% of utility costs each year -- and sometimes much more.

Today’s “Buyer’s Market”

Today’s “Buyer’s Market” - In today’s transitioning marketplace with a large inventory and uncertain direction, the buyer is often very anxious. The slide in late 2005 is in the process of recovering although no one has a crystal ball to predict when this market will turn around. Some buyers in these uncertain waters are concerned about the future value of the home they buy.
Buyers are not necessarily being greedy but many buyers are prepared to walk away from sellers who are unwilling to negotiate in this market. It is key for the seller to price his home realistically - price it right for maximum exposure. The longer a home is on the market the less attractive it appears. Listen to the experts, you are paying your Realtor for his advise and expertise. Review the comprehensive market analysis provided by your realtor and then go with your Realtor and actually preview your competition. The price should be set at what fair market value you can get, not at what you ‘think it is worth’. The appraisal you had in 2005 is not necessarily the value of your home in today’s market. With the tools available to them, buyers are well educated in the value of the homes in your neighborhood. The only thing that matters is what a buyer is willing to pay for the home today.
Obviously the condition of your home is significant. You don’t necessarily have to install granite counter tops, but put your best food forward. Make sure it is clean, well maintained and free of extra clutter. If there are obvious items that need repair or replacement get it completed prior to listing the home. A fresh coat paint of one of the new “in colors” is an inexpensive way to give the home that designer look. Showcase your home to make it stand out from the crowd!!
Buyers—If you are serious about buying a home, you should decide if you are ready to actively shop and then negotiate a fair deal instead of waiting for prices to drop. Now is a great time to buy as it is like buying premium stocks when the market it down!!

Valley Home Sales: The gain of approximately 80% vs the loss of average 21%

According to the latest Arizona State University-Repeat Sales Index, which is based on repeat sales of the same homes as they sell over time:  from May 2007 to May 2008 the drop in the average valley home price was 21% .  The good news is that even though the latest year-to-year figure is steep, the rate of decline has slowed.  Although the sales prices have declined for 15 straight months it is offset by the gains as high as 80.6 percent from 2004 to 2006.

  • Scottsdale/Paradise Valley off 12 percent
  • Down 12.3 percent in the Northeast Valley communities of Carefree, Cave Creek, Fountain Hills, Paradise Valley and Scottsdale.
  • Tempe, minus 14.7 percent
  • Chandler, minus 17.8 percent.
  • Mesa, minus 21 percent
  • Peoria, minus 26.9 percent

All in all, if you purchased a home prior to 2004, the overall gain in the value of your property is still significant.

Phoenix Housing Market reflects positives!

On August 10, 2008 an article was published in the Arizona Republic newspaper with comments from our broker, Jim Sexton, president of real-estate firm John Hall & Associates.

“Homes priced under $350,000 are selling much quicker than the rest of the market. An analysis from Jim Sexton, president of real-estate firm John Hall & Associates, shows there is only a seven-month supply of homes in that lower range. That’s a healthy level.

The Market is slowly showing signs of recovery as more buyers are selling homes in other states allowing them to now able to relocate and purchase homes here in the valley.
