Phoenix, AZ: 2008 Year to Date Residential Closings by Region

The Phoenix metro area is encompasses several different regions each experiencing diverse signs of recovery. To acquire a more accurate picture, the sales statistics can be broken down by REGIONS.

  In July 2006 the valley wide sales was 6,102 while in July 2007 the valley wide sales was 4,731.

 

There are currently 43,194 active listings and 6,740 pending listings on the market in the greater Phoenix metro area.  The number of sold an pending listings has increased from 5% in January to approximately 12 today. Slowly and steadly the inventroy is being reduced

Hi Liz, here are the MLS Sold statistics for properties closed between  July 18 - August 18, 2008

Sinlge Family home in Scottsale:

  • The average price for the 282 properties is $621,605.        
  • The highest price is $4,209,500.        
  • The median price is $450,000.        
  • The lowest price is $131,000.        
  • The average Market Time is 110.        
  •  The average Continuous Market Time is 151.

Townhome/Condo in Scottsdale:

  • The average price for the 115 properties is $230,255.           
  • The highest price is $1,237,500.             
  • The median price is $199,900.           
  • The lowest price is $1.           
  • The average Market Time is 113.           
  • The average Continuous Market Time is 134.
